<b>Dennis Cieri</b>, Managing Member

Dennis Cieri, Managing Member

Dennis founded EDEN Property Company in 2001 and has since developed dozens of trophy projects anchored by first class tenants such as Walgreens, Wawa, Starbucks and TD Bank, etc. predominantly located in the greater New York City Marketplace. In 2012, EDEN expanded its platform to include transit orientated multifamily projects “TOD”s, hotels, self-storage and assisted living within its marketplace. Most recently, EDEN has developed over 500 residential units within five separate projects throughout Northern NJ. In 2006, Dennis along with two colleagues, founded Heartland Restaurant Group, LLC, a Dunkin’ Donuts Franchisee (“HRG”). In 2007, HRG signed the largest franchise development agreement with Dunkin’ Brands, Inc. in the history of the Franchise to build and operate 105 Dunkin Donuts Restaurants over a span of 9 years in the greater Pittsburgh, PA marketplace. Dennis divested himself of this endeavor upon reaching 45 units in 2017 to focus more on Fitness Factory Health Clubs. In 1997, Dennis along with his life long friend, Ricard Scarpati founded Fitness Factory Group, LLC which currently owns and operates seven successful health clubs Northern NJ and Westchester Country, New York. The Fitness Factory differentiates from other health clubs by catering to each market in a unique fashion and providing its members with the utmost in service creating a substantial value for its members. Dennis holds a JD law degree from Seton Hall University and is licensed in the states of New Jersey and New York. Although he does not practice law, he is well versed in all of the legal issues related to real estate development, leasing, franchising, taxes and financing.

Dennis is a 9 time world champion and 27 time world record holder in the bench press. His competitive career has spanned 34 years and continues to this day. Dennis is actively involved in numerous charities and is an advocate of drug-free sports and promotes himself and all of his fitness related endeavors to people who seek healthy methods of achieving their athletic goals.

<b>Rich Scarpati</b>, Managing Member

Rich Scarpati, Managing Member

Began my career on Wall Street as an analyst after graduating Rutgers with a finance degree 1991 then shifted my focus toward software engineering and obtained a master's degree from Stevens Institute of Technology 1996 in financial engineering and technology management. I went on to work for Advent software and other technology companies that served Wall Street for a span covering almost a decade. In addition, I worked as a consultant as well as being a founding partner in a startup whose accountancy software served a very specific part of the market called soft dollar trading. In 1997, Rich along with his lifelong friend, Dennis Cieri founded Fitness Factory Group, LLC which currently owns and operates seven successful health clubs in Northern NJ and Westchester Country, New York. My primary role as managing member of the clubs is to oversee all facets of the operation beginning with the design, build and management of construction to technology, procedures and driving of sales. All chain activity, procedure and decisions flow through my desk.

<b>Lindsey King</b>, Director of Franchise Development

Lindsey King, Director of Franchise Development

Lindsey has served as our director of franchise development since May 2022. With over nineteen years fitness industry experience lindsey oversees club operations for the franchise company. Prior to Fitness Factory she served as vice president of Construction Design and Equipment for Club Metro USA Franchising for twelve years. During her tenure she oversaw construction, design and vendor relations of all franchised locations. Her diverse experience includes all aspects of opening locations from pre construction to operations to equipment.

<b>Dina Cieri</b>, Financial Officer

Dina Cieri, Financial Officer

Ms. Cieri graduated in May 2007 with a BA in Accounting from Baruch College in Manhattan, New York. She then joined Fitness Factory in March of 2008 where her primary responsibilities included accounting and office administration. Ms Cieri is entrusted and oversees all the books and records for the corporate Fitness Factory locations. As of May 2022 Ms. Cieri was promoted to financial officer of Fitness Factory Franchising.

<b>Robert Talty</b>, Vice President of Operations

Robert Talty, Vice President of Operations

After graduating with a degree in Exercise Science, I entered the Fitness Industry working as a full time Personal Trainer back in 2006. I have worked for Plus One Health Management, MediFit (EXOS), and also owned/operated my own Personal Training business. I started working for Fitness Factory Health Club in 2014 where I was hired to Manage our Rockaway, NJ location. After excelling in this role, I was then positioned to District Manager where I managed both our Rockaway and New Providence locations. Now I’m the head of the Corporate Office where I oversee the entire chain’s operations. I assist all of our General Managers, on a daily basis, with all operational needs, member issues, marketing, facility maintenance, personal training programs and more.
